Toronto rewards caution.
For a generation, this city has been allergic to ambition. Permits take years. Most developers chase margins, not places. The system rewards the safe option — even when the safe option is the wrong one. We've been picking caution for thirty years, and the bill is past due.
Toronto, world-class — and recognizably itself.
We're not trying to make Toronto into Paris, Manhattan, or anywhere else. Toronto already has what most of those cities are still chasing — the diversity, the geography, the lakefront, the bones. What it doesn't have, yet, is the will to build like it knows that.
In twenty years, every major Toronto street should be a real mixed-use main street. The lakefront should be housing, parks, and retail people travel for. Streets you can walk for hours in any weather. Ground floors with bakeries and bookshops, not bank branches and parking. A city that synthesizes the walkability of European mid-rise with the ambition of New York — and a cultural range Toronto already has but doesn't yet show.
That city already exists in fragments. The work is connecting them.
We start with the missing middle.
You can't fix everything at once. Of all the things Toronto gets wrong, the missing middle — five-to-ten-storey, mixed-use, mid-rise housing on transit-adjacent streets — is the most fixable, the most foundational, and the most ignored.
It's the most fixable because the rules that block it aren't political theatre. They're technical: fire codes, egress requirements, zoning categories that haven't been touched in decades. Single-stair buildings — common across most of Europe — would unlock entire categories of housing in Toronto if the code allowed them. We're working on that, and on the buildings that come after the code catches up.
Mid-rise is the brick that lets us build the rest of the wall.
How we build.
Rules we won't break. If a project requires breaking one of these, we don't take it.
Year one is foundation.
Bloorgrove is just starting. The pitch isn't speed — it's discipline. Year one is studio income, real estate education, and a first small project in west Toronto.
Year two and three: a multiplex. Year four onward: mid-rise, mixed-use — the buildings these essays argue for.
Investors who want fast turnarounds aren't our investors. The ones who matter respect a studio that does this slowly and properly.
